What it means for you

How to use this market.

The same numbers play out differently depending on which side of the deal you're on.

If you're buying

  • More choice and more leverage: about 1 in 3 Omaha listings has cut its price, so ask for concessions or a rate buydown.
  • Rates are easing week to week. A 2-1 buydown or seller credit can soften the roughly $190 a month hit compared to last year.
  • Papillion, Bellevue and La Vista still move in under two weeks, so be ready to write fast there. Lincoln buyers have the most choice, with Lancaster listings 23% above last year.

If you're selling

  • Prices are still up from last year, but overpriced listings are sitting and cutting. Price it right on day one.
  • The fall slowdown is real: days on market are creeping up, especially in Elkhorn (53 days).
  • Offering a buyer credit toward their rate can beat a price cut on your net proceeds.
